We are delighted that you are interested in leasing a dwelling in our apartment community. In order to help you in making your decision, we have listed below the criteria for qualifying as a resident with us.
1. A seperate rental application must be fully completed, dated and signed by each applicant and all co-applicants. Spouses can complete one rental application. The application fee must be paid at the time of application.
2. Applicants may be denied occupancy for the following reasons:
Falsification of application by any applicant
Incomplete application by any appliant
Insufficient income
Criminal conviction of any crime, history of violent or sexual crine committed by an applicant or by any other occupant (including children) who plan to live in the unit.
Poor credit history of any applicant (credit reports are obtained)
Poor rental history of any applicant (rental history reports are obtained) including:
Non-payment or frequent late payment of rent
Eviction
Drug Use
Poor housekeeping
Poor supervision of appplicant's children
Unruly or destructive behavior by applicant, applicant's children, or applicants guests.
Violence to persons or property by applicant, applicant's children, or applicant's guests.
3. Occupany limit: A married couple, single person, or single person with child under the age of 9 months allowed in the one bedroom. A family of four or two roommates are allowed in the two bedrooms.
4. Applicant(s) must have favorable rental history or mortgage payment history of no less than 6 months. History must be verifiable.
5. Applicant(s) must be currently employed and on the job for not less than 6 months or have a verifiable previous employment on the job for no less than 6 months. Income must be at least 3 1/2 times the monthly rent.
6. Raintree does not accept guarantors. Applicant(s) must be able to qualify for the apartment on their own.
